About Westbrook Beach Club Residential Estate

WBC is a ten hectare eco estate with its access through an impressive Gatehouse on its southern boundary which is on the edge of a natural wetland. The brick paved road runs west along the edge of the wetland, crossing over the wetland on the south western boundary where the first phase of the sectional title portion of the development is taking place. The land slopes north from here and the road winds up the property to the top of its sixty meter high summit.

A Freehold Stand or Sectional title Unit in the natural coastal K-ZN environment

The property includes and has been designed to incorporate eighty two freehold stands and potentially ninety six sectional title units on two separate stands . one on the western boundary and the other on the eastern boundary. The stands range from 650 m2 to 1100 m2 with the larger stands tending to provide for the more environmentally orientated individual being closer to the wetland. Two storey homes of around 300 m2 based on fairly loose architectural guidelines are envisaged with the emphasis on indigenous landscaping of the gardens. The two allotted areas for the sectional title units are at the western and eastern edges of the property.

Full-time security by the best

Stallion Security are contracted to WBC for the security and safekeeping of the estate and those living there. Their service incorporates full access control on the flow of people and vehicles as well as management of the security of the site

Directed at young families

The formulation of the estate and security management has been developed according to a set of standards established in conjunction with the homeowners association that were designed to maintain the integrity of the site both from the environmental and protection of the individuals investment point of view within the theme of the estate which is to promote a secure and relaxed environment with the emphasis on fun.

Less than 300 meters from the beach

Westbrook surfing and bathing beach is directly adjacent to the development and boasts a pristine protected beach with lifeguards and ample parking without having to lug your beach equipment anything more than the short distance from the parking lot. It has also been nominated as a pilot blue flag beach.

Club House with pool and wetland

Established on the estate is a Clubhouse with pool alongside the wetland area. This provides an ideal outdoor facility for light snacks and refreshments as well as a base for the administration of all services necessary for the support of homeowners whether permanent residences or holiday homes.

On site services

The common property on the estate is fully maintained by the Homeowners Association through the contracted services of a specialist company whose services are also available on contract with individual home owners for garden maintenance. The Homeowners Association has also contracted a services provider company to provide administrative support for the estate as well as through direct contract with individual homeowners (many of whom are based out of town) a full spectrum of support services. Available services cover everything from rental through to resale of property and units as well as cleaning, maintenance and maid services. The proximity of the estate to the sea and its tendency to take its toll on the materials used in the construction of homes demands that constant attention is required to all aspects of the estates infrastructure. The intention is equally to ensure the integrity of the estate is maintained through ensuring the estates values and standards are not exposed to opportunist elements and that all homeowner's privacy and security is maintained.

Accessibility

Westbrook is very accessible in that it is located some thirty five kilometres north of Durban and is just seven kilometres from Ballito. This certainly makes Westbrook Beach Club within:

and - there is no necessity to pass through a tollgate!

A Mind picture of Westbrook Beach Club to-day

In line with similar coastal estates the management of WBC is based on a quality environmental lifestyle and compliance with these issues becomes a priority in order to promote the personal enjoyment of all in what the estate has to offer. The Westbrook Beach Club Homeowners Association is a section 21 company and as such the property owners are shareholders who through the Articles of Association and Estate Rules participate in an environment where the integrity of their investment and way of life are protected.

For a vision of the environment here, the sea forms a dramatic backdrop to this elevated estate whilst the brick paved road is most impressive as it winds up the site to the crest of the estate and one is constantly reminded of our eco heritage when looking down on where rehabilitation of this extensive wetland is becoming increasingly evident as trees and shrubs indigenous to this area are thriving together with healthy bulrushes and the natural grasses are fringed by Natal Flat-crown trees. The Clubhouse blends into the wetland whilst the Gatehouse with security in place and fully operational stands guard at the entrance presenting an imposing reminder that whilst all are welcome at Westbrook Beach Club the privacy of its residents and integrity of estate are valued and protected ingredients.

All services are in place including a well appointed domestic water pump station ensuring adequate water supply and pressure throughout this lofty estate. A medium voltage Metro Electricity ring main system, connection to the Metro Waste Water Sewage system and Telkom telephone reticulation are all ready on site and wired for sound!

Eleven kilometres away is the new King Shaka International Airport (or Dube Trade Port) due to come on stream by the end of 2009. Recently an Environmental Impact Analysis established that although within the 70 - 80 dB noise envelope it is envisaged that minimal interference within this peaceful experience will be experienced and an analogy was made that there is probably more noise interference from the motorised Hang Gliders found buzzing up and down the coast over week-ends.
