1. Who pays electricity and water?

Individual owners of property pay Ethekwini Municipality for private water, electricity and rates. Common property water and electricity are included in the levies.

2. How much is the original levy?

R995.00 per month (VAT inclusive) paid pro-rata from date of transfer by the registered owner of the property

4. What is the time period to begin building?

Time period to build - owners currently have until 2013 to commence construction, once begun owners have twelve consecutive months to complete.

5. Who approves plans?

6. Which builders can be used?

Any builder may apply, but there is an approval process and the builder must comply with environmental and other controls imposed by the Westbrook Beach Club HOA

7. Are there any building restrictions and guidelines?

Yes, Balinese. The annexure to the sale agreement contains detailed design and architectural guidelines

8. What are the security features at Westbrook Beach Club?

An electrified and patrolled perimeter fence borders the Estate. This is monitored within identifiable zones from a 24 hour manned gatehouse providing access control.

9. Will I be permitted to allow my housekeeping staff to live on my premises?

Yes in line with Estate requirements.

10. Can I rent my house to short and long term tenants?

The answer is yes to both and a letting pool and servicing facilities are available and administered on the Estate but you will be obligated to utilPSise the Estate Lease Agreement and Tenants are compelled to accept the rules of the HOA.

11. Will I be able to install a satellite dish and/or aerials?

TV dishes can be installed but they must be screened from view and are to be installed below roof level. Aerials are to be mounted in the roof. The HOA will be strict on this issue.

12. Are pets allowed?

Yes, but only with the consent of the HOA and within the stipulated guidelines. Should any pet become a nuisance the HOA may then withdraw this consent.
