Unlike other Estate Agents, Foddering Management Services cc concentrates only on the rental or sale of properties within Westbrook Beach Club therefore giving you a uniquely personal selling experience. Our office is situated on the premises at the Clubhouse for ease of access to both sellers and purchasers. For Homeowners who have holiday homes, we offer a comprehensive service:-

A - Services

  1. Managing Agents to the Estate
  2. Resale of Property comprising Freehold Land, Homes and/or Sectional Title Units
  3. Medium/Long term Leasing of Homes and/or Sectional Title Apartments
  4. Short term rental of Homes and/or Sectional Title Apartments
  5. Adjudication on behalf of the Board of Directors of Property Sales Transactions within Westbrook Beach Club for compliance of Agreements of Sale, Lease and Rental with the Terms and Conditions of the Homeowners Association Rules and Articles of Association
  6. Provision of Domestic help and Internal Home Cleaning services to members
  7. Provision of exterior Home Cleaning and Maintenance to members
  8. Administering and Expediting Domestic Maintenance Services to members
  9. Administering and Expediting Ad-Hoc Household and Property Infrastructure Maintenance and Repairs to members
  10. Provision of administrative services and any other services as may be agreed from time to time by the Home Owners Association

B - Fees (VAT Exclusive)

  1. A preferential commission rate of on all property sales transactions.
  2. Preferential Fees on all Leases agreements signed and administered on behalf of members.
  3. Preferential Short Term Rental and/or Short Term Visitor Administration Charges
  4. An appropriate Fee agreed in conjunction with the Homeowners Association relative to the complexity of Ratification for the scrutinising and ratification of all "Panel Agency" and "Outside Agency" Property Sales transactions to a maximum of R2 500.00.
  5. An appropriate Fee agreed in conjunction with the Homeowners Association relative to the complexity of scrutinising and Ratification of all "Panel Agency" and "Outside Agency" Property Lease/Rental transactions carried out.
  6. Rates scheduled and amended from time to time;
    1. Domestic Help and internal Home cleaning services
    2. Exterior Home cleaning and maintenance - by quotation on case by case basis
    3. Administering and expediting domestic home maintenance - on a basis of an administration fee plus a handling fee.
  7. Provision of Administrative Services to the Home Owners Association - on an as and when required basis at rates to be agreed on a case by case basis.
  8. Fees, commissions and rates will be reviewed and adjusted by mutual agreement annually or by special arrangement as conditions dictate.
